This 190 Unit, Twin Building, low rent, Senior Housing was designed for the City Of Pembroke Pines. It is located on the site of a former park that had been previously designed by Frimet Design Associates. The City declined to accept state funding, "with strings" and opted to develop the project with the approach of a Developer with "Bottom Line" Economics. It has been very successful. The original Park Buildings, named after a pioneer Mayor, were retained on site and converted to convenience shops for the tenants, Adjacent on the site is a 50,000 Square Foot multi-function Senior Center also designed by Frimet Design Associates.

Initially budgeted at fourteen million dollars ($14,000,000), based on combining municipal funds and public grants, this project exemplifies Frimet Design Associates ' mission of client satisfaction and adherence to staunch budgets by "Value Engineering" a reduction to $10,000,000 with private financing.

In the heart of downtown Hollywood, on an existing 90 acre golf course that had been grandfather zoned at 5,500 unit, overly dense project, Frimet Design was given the assignment by Ben Tobin.
Design a marketable alternative, keep the public golf course, deal with the low land that received the neighborhoods water run-off.
This 1,200 unit, private island, (3) 42 story towers all connected to a parking garage with two floors of recreation facilities with intracoastal and ocean views; was the solution.

The Developer's challenge: build to the maximum density. The six buildings totaled six-hundred units were designed on the site to create open space between the buildings while affording all of the units a view of the waterways. The shapes of the buildings created the individual building neighborhood with landscaped area on one side and parking on the other.

THE AZURE - Luxury Condo

The last intracoastal lot in this charming and exclusive community had one big problem: almost one third was occupied by wetlands, trees, and vegetation; posing a serious threat to the economic density yield. In addition, the setback and height restrictions were formidable.
Frimet Design Associates solved the problem by creating six stories of luxury units over first floor garage parking. The roof was designed as the recreational focus with roof-top swimming pool, cabanas, gardens, patios, and other passive activities to take advantage of the ocean and intracoastal views.

HOLLYWOOD BEACH TOWNHOUSES

This charming group of six townhouses within a few hundred feet of the ocean was designed to take advantage of both ocean and intracoastal views. The strong appreciated resale values made money for the original owners.

KINGS BAY CONDOMINIUM
North Miami Beach, FL
The developer wanted to get the permit for this intracoastal location prior to a fast impending Dade County zoning change that would have made it impossible.
He offered Frimet Design a bonus for obtaining the permit in a timely fashion.
The drawings were "fast tracked", to completion, Arthur Frimet spent every day of two weeks "walking the plans" through each reviewer in the Building Department, the permit was issued in time.
